There are two main elements which apply to secured bridging loans and bridging finance:
- Security: If things go wrong (for whatever reason) the bridging company does not want to lose and so will recover its loan from the security offered by you. There needs to be a clear indication of what is offered as security.
- Repayment: In order to enter into an arrangement and advance funds, a bridging finance company will need to be convinced that the “exit strategy” (loan settlement) is secure. Your loan settlement proposal needs to be clear on how the loan will be settled (from what source)
